PPC Agencies for Wholesalers: What to Look For

The questions that separate a real PPC shop from a reseller — and what to optimize toward instead of cost per lead.

A lot of agencies will run Google and Meta ads for a wholesaler. Fewer understand that the deal only counts once a seller signs a contract, not once a form gets filled out — and that gap is where most PPC spend for investors gets wasted.

Ask what they optimize toward

Most agencies report cost per lead. The ones worth hiring optimize toward cost per appointment and cost per contract, because a $40 lead that never answers the phone is worse than a $90 lead who does. If a shop can't tell you their cost per contract, they aren't tracking far enough down the funnel to actually manage your budget.

Message match matters more than the platform

The single biggest lever in investor PPC isn't Google vs. Meta — it's whether the landing page says the same thing the ad promised. A four-question form that matches the ad's angle will out-convert an eleven-question generic form by three to four times, on identical traffic.

Who owns the creative and the copy

Ask who writes the ad copy and builds the landing pages — an agency that only manages bids and lets a template do the rest will plateau fast. The shops producing real cost-per-lead drops are testing new angles (tenant-occupied, inherited, pre-foreclosure) monthly, not running the same ad for a year.

Reporting you should expect

A monthly report should show spend by campaign, cost per lead, cost per appointment and cost per contract, plus what changed and why. If the report is a dashboard screenshot with no narrative, you're not getting managed — you're getting monitored.

Common questions
What's a realistic monthly budget to start?
Most markets need at least $1,500-$3,000/mo in spend to generate enough data to optimize.
Google or Meta first?
Google for active searchers, Meta for retargeting and broader reach — most healthy programs run both.
How soon should I see results?
Leads within days; enough data to optimize confidently within 3-4 weeks.

Once the traffic is converting, the leads still need to be answered fast — see AI for how we close that gap.
